The Facility Manager shall be responsible to plan, coordinate, and supervise the facilities operation of the hospital maintenance and grounds department.
Examples of Duties:
Direct and coordinate duties of maintenance staff in coordination with the Maintenance Supervisor, including the review and evaluation of work orders for completion and compliance; make recommendations for improvements and modifications.
Implement and monitor Quality Assurance program to assure Metz quality standards are maintained.
Participate in the selection/hiring decision of subordinate staff; evaluate and recommend disciplinary action as appropriate; train and assign subordinate staff; and provide recommendations concerning performance and/or promotion.
Develop budgets for buildings, grounds, maintenance, safety, supplies, and equipment.
Assist in or coordinate the overall planning and decision-making for maintaining the safety, utility, and appearance of the facilities
Prepare work orders and/or coordinate and supervise the work of outside contractors and vendors for crafts, such as carpentry, plumbing, heating, ventilating, electrical, air conditioning, auto mechanic, and inspect for completion of assignment.
Monitor all work orders for aging work requests and prioritize work orders for timely completion.
Coordinate the inventory and ordering of maintenance and grounds supplies and/or equipment.
Act as liaison to security, burglar, fire alarm service, pest control service, and other providers.
Maintain a building keying system and master keying record of all keys issued to and retrieved from employees.
Coordinate and assist in preparation of various personnel actions, including time sheets, and accurate, timely, and instructive annual evaluations for maintenance, housekeeping, and grounds staff; implement corrective actions when necessary.
Provide information and respond to questions from staff, patients, and visitors; perform investigations and seek resolution of complaints and concerns.
Submit requests for deferred maintenance projects, as well as meet with architects and engineers to review plans and projects.
Develop plan for 24-7 emergency coverage relating to building maintenance, safety, security.
Ensure operation, upkeep, and record retention of facility vehicles if applicable.
Participate in facility Committees, task forces, and project teams as assigned.
Perform other duties as assigned.
Responsible to provide leadership and direction of the hospitals facilities department. Oversees the functioning of building systems including mechanical, electrical, fire/life safety, and elevators. Oversees contractors for facility renovation projects entailing HVAC, electrical systems, and production floor arrangement. Relies on extensive experience and judgment to plan and accomplish goals. Leads and directs the work of others.
Bachelor’s degree in a related field (Equivalent: Completing high school or
Associate degree or certification and relevant experience will be converted on the
basis of two years related experience is equal to one year of education.)
Three years of progressively responsible experience in supervision of
maintenance and operations and/or facilities.
Possession of a valid Driver’s License.
Demonstrated sensitivity to and understanding of the diverse cultural, ethnic, and disability backgrounds of residents and employees in a senior living community.
